Lockdown Update - The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020

We all appreciate the reasons the latest national lockdown has been imposed, and at Stones Residential, your safety is a priority. We also know that many landlords and tenants have concerns about their rental property, and want to ensure they remain safe during these challenging times.

Landlords should note that The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 comes into effect for all existing tenancies from 1st April 2021.

With the national lockdown in place, it is understandable if tenants feel uncomfortable in allowing electricians into their home. Also, there is currently a shortage of electricians in relating to the demand for their services, largely down to the need to have rental properties checked before April.

You also need to consider that many of the properties being checked will need electrical work and improvements carried out. This creates further demand on electricians, it places them under greater pressure, and it leads to more delays in rental properties being checked.

When you consider all these aspects, it is no surprise there are growing concerns as to whether most rental properties will meet the new conditions coming into force in April.
