Stones Residential will comply with the Tenant Fee Ban Act 2019 by sending you a draft tenancy agreement along with our pre application to rent document. Once the pre application has been signed the following will apply.

HOLDING DEPOSIT

We require a holding deposit equivalent of 1 weeks rent to be paid by bank transfer only.

  1. If the tenancy does not proceed then the holding deposit money will be repaid in full within 7 days of the 15 day deadline being reached or the landlord withdraws. Deadline Agreement date as above.
  2. Stones Residential will not repay the holding deposit if the tenant does not proceed with the tenancy agreement, fails right to rent checks, has provided false or misleading information whether personal or financial, or where the Agent/Landlord tries to obtain the information required but the tenant fails to provide it within the 15 days of the Deadline Agreement Date.
  3. If the tenancy proceeds, the holding deposit will be offset against the 1st month’s rent.

Documents to be provided:

  1. If you are employed your employers will be required to confirm your salary and that it is a minimum of 30 times the monthly rent. If you are Self-employed your Accountant will be required to confirm average income over the last 1 year of equivalent to 30 times the monthly rent.
  2. If you need to discuss your work status or income, please do.
  3. Not to have a CCJ, Bankruptcy or IVA.
  4. Satisfactory Landlord reference (if applicable).

PROOF OF IDENTITY/RESIDENCY – Right to Rent Checks

Proof of I.D. - Passport copies including any valid visas and residence documents.

Proof of Residency - Utility Bill i.e Gas, Electricity, Water, Council Tax or Bank Statement.

TENANTS LIABILITY INSURANCE

We recommend all our tenants to obtain tenant’s liability insurance. Stones Residential work in partnership with Legal 4 landlords who will provide you with a no obligation quote for tenant liability insurance upon completion of your reference application. This is recommendation and not compulsory.

POSSESSION

We require all tenants and your guarantor (if applicable) to sign the Tenancy Agreement and pay the outstanding balance in cleared funds either by on or before the possession date.
